Quick answer
We serve the northwest corner of Orange County closest to Long Beach: Seal Beach, Los Alamitos, Cypress, Garden Grove, Westminster, Fountain Valley and Buena Park. Typical work there includes drywood fumigation and spot treatment in 1950s to 1970s tract homes, subterranean termite control at slab edges, ant and cockroach service, and HOA programs in condo and townhome communities.
Where our Orange County routes actually go
We stay in the part of the county that a Long Beach crew can reach without a long freeway slog. Seal Beach is right over the river bridge on Pacific Coast Highway. Los Alamitos and Cypress sit a few miles up the 605 and Katella Avenue. Garden Grove, Westminster and Fountain Valley are reached on the 22 and the 405, and Buena Park is a straight run up the 5 or along Beach Boulevard from the Downey side.
South and inland Orange County, from Irvine down to the beach towns past Newport, is outside our regular service area. If you are unsure whether your street is close enough, call with the cross streets and we will give you a straight answer.

Tract homes from the orange grove years
Most of north Orange County was citrus groves, strawberry fields and dairy land until the 1950s and 1960s, when developers laid out thousands of single-story ranch houses on concrete slabs. Garden Grove and Westminster filled first, followed by Cypress, Fountain Valley and the newer edges of Buena Park. Those houses share a structure that termites know well: a slab foundation with wood sill plates bolted on top, stucco walls, a vented attic of dimensional lumber and exposed rafter tails or wood fascia at the eaves.
Drywood termites move into that attic lumber and the trim over garage doors, often entering through unscreened vents or gaps in old fascia. Subterranean termites come up through cracks in the slab, around plumbing that passes through it, and at the joint where a later room addition meets the original foundation. Room additions are common in these neighborhoods, and the seam is one of the first places our inspectors check.
Beach air in Seal Beach versus inland heat in Buena Park
Seal Beach and the coastal edge of Westminster and Fountain Valley live under the marine layer for much of late spring and early summer. Wood stays damp longer, wooden decks and fences soften at the base, and dampwood termites show up where leaks or sprinklers keep lumber wet. Old Town cottages close to the sand need regular checks of siding and window sills for rot as well as for termites.
A few miles inland, Buena Park, Garden Grove and Cypress warm up sooner and stay hotter through September. That heat drives the drywood swarm season and pushes Argentine ants indoors in search of water. Summer is when calls about ant trails along kitchen counters and bathroom baseboards climb fastest in these cities.
Working with Orange County HOAs and senior communities
A large share of north Orange County housing sits inside homeowners associations, from townhome rows in Cypress and Fountain Valley to the Leisure World retirement community in Seal Beach. In a shared building, the association usually controls the roof, attic and exterior walls, so termite treatment in one unit can require approval from the board or the property manager. Fumigating an attached building means tenting every unit under the same roof, with every resident moving out for the same two to three days.
We write reports that separate what belongs to the owner from what belongs to the association, which makes board decisions faster. For residents who need extra help with fumigation prep, such as bagging food and medicine in Nylofume bags, we walk through the list on the phone before the tent day.
What we treat most in Orange County
Drywood termites in tract attics
Colonies in the rafters, fascia and garage door trim of 1950s to 1970s slab homes across Garden Grove, Westminster, Cypress and Fountain Valley.
Subterranean termites at additions
Mud tubes and soil-packed damage where a room addition slab meets the original foundation, a common finding in remodeled north Orange County houses.
Dampwood termites near the coast
Found in wet deck posts, fence bases and leaking window frames in Seal Beach and other marine layer neighborhoods close to the beach.
Argentine ants
Summer heat in inland cities like Buena Park and Garden Grove sends huge trailing colonies into kitchens and bathrooms looking for water.
Roof rats
Palms, citrus trees left over from the grove era and thick hedges give roof rats cover and food, and attic vents give them a way in.
